One of the questions that gets asked most frequently in the real estate community is, “How do I find a mentor?” However, this might not be the right question to ask.

On today’s minisode, co-host Andresa Guidelli will pose a different question to listeners: Are you ready for a mentor? By asking yourself this question instead, you will ensure that you are clear on what kind of mentor you are looking for, what goals you need help attaining, and what you can bring to the table in the mentor-mentee relationship.

Tune into this week’s minisode to learn more about preparing yourself for a mentoring relationship and finding the right mentor for you and your goals.

Quotes

“The question that I want you to answer is, ‘Am I ready for a mentor?’...because the mentor will show up when you are ready.” (1:46-2:00)

• “If you’re not ready to get out of your comfort zone, if you want a mentor that keeps you comfortable, you might as well not have a mentor because you’re going to waste people’s time.” (5:50-6:04)

• “Listen to what the mentor needs, not just what your needs are. It’s like a puzzle: if it’s not a match, it’s not a match. You can say, ‘I can do X, Y and Z.’ Is that what the other person needs?” (7:12-7:27)

• “You can get the support you need without a mentor….Sometimes one-on-one is the only thing you’re seeing, but you also are able to have mentors in group settings….Even if you are not in the hot seat, you learn so much by watching other people like you going through the process of explaining their challenges and getting them resolved.”  (7:57-8:42)

When you can find something that aligns with your passion and it brings you income, that’s a win-win. On today’s episode, we talk with Kara Beckmann, real estate investor and designer on how she grew both her investing and design business from nothing.

Don’t let your lack of knowledge stop you from getting started in a new field. Today’s guest shares how she dives right in. We discuss with Kara how she went from being a pastry chef to a full-time investor and designer, how those with no design experience can create beautiful spaces, her biggest lessons learned from doing flips, and how crucial a business mindset is when scaling. Kara also shares with us the fine line between a frugal mentality and having an abundant mindset.

Kara is a fully self-taught real estate investor who started investing in real estate while working her full-time job. After 3 flips and a rental property, Kara left her W2 job and started Beckmann House full time. She focused mainly on fix & flips and purchasing rentals with the profits she was making from her flips. Through Instagram, she organically started to get more requests from potential clients to renovate their homes, and client projects have become a very large part of her business. Fun Facts: 1. Kara is a formally trained pastry chef and worked as a personal pastry chef for Pro-athletes 2. Kara loves being active - weight training work outs, hiking, boxing, HIIT, yoga. You name it! 3. Kara is a huge saver, which was a large contributor to her being able to start her real estate investing career. (She still is driving the same car she purchased 12 years ago!)

On today’s episode, we discuss a ton with Kara including:

• How to successfully find and work with contractors

• Why you shouldn’t quit your job and go all in on your side hustle right away

• Figuring out your highest and best use

• The power of having both active and passive income as your grow your business

• Why she stages her homes and leaves the future until after the appraisal

Big money can be made in short-term rentals, but the properties don’t have to be where you typically think of as a vacation home. On today’s episode, we talk with Wendy Sweet on her short-term rental strategy and how you can find and fund a rental in today’s competitive market. You don’t have to know everything before getting started in real estate.  On today’s episode, we talk with Dominique Gunderson on how she started investing straight out of high school and has since done over 55 flips and wholesale deals.

Your age or experience shouldn’t keep you from diving in. We discuss with Dominique how she got paid to gain valuable real estate experience and education instead of taking on student loan debt and going to college, who she overcame the judgements other would put on her because of her young age, how she got started with little money, and why she transitioned from wholesaling to flipping. Dominique also shares with her how she decided New Orleans was a great market for her to begin her flipping business.

Dominique Gunderson is a 23-year-old investor who lives in Los Angeles. Ever since she was a young teenager, she knew that she wanted to invest in real estate, so as soon as she graduated high school at 17, she got started and has been hooked ever since! Dominique began investing in the Los Angeles market and got a lot of experience and deals under her belt by wholesaling. A few years later she was ready to branch off and start an investing business fully on her own.

She currently invests in the New Orleans market while still living in Los Angeles. Her primary investment strategy right now is fix and flip, however Dominique plans on building a rental portfolio as well. She has completed 56 flips and wholesale deals. In her free time, she loves doing anything outdoors, but surfing is her biggest hobby. She also love spending time and traveling with her husband, and serving at her church.

On today’s episode, we discuss a ton with Dominique including:

  • How you can get paid to gain real estate knowledge
  • Why you should be more concerned with the process and not the results
  • The reasons she chose to invest in New Orleans
  • How the skills she learned from wholesaler benefit her flipping business
  • How she overcomes those who doubt her
